A layout plan is a map, drawn with a certain perspective in order to highlight the position of a building, structure or structures, of which the projects are completed but not the constructions, on a construction site. Such maps are drawn at a certain scale and do not demonstrate the interiors of buildings, but rather all exterior elements surrounding the buildings in detail. Roads or streets, trees, telephone posts, electricity and water lines and etc. in the project area must be represented on these maps.

The number of floors in the buildings and distance to the roads are highlighted in the map, where the north side of the project site is marked to represent the project’s direction. Besides, information related to surrounding structures such as floor counts, directions and width are also represented on these maps. Using an approved chart with elevation details, a layout plan is drawn on a zoning plan sheet at a scale of 1/200, 1/500, 1/1000 or 1/2000 based on the project’s area.

As per the provisions in the Property Law “in collective buildings; the locations of the structures, common places and facilities, the purpose and forms of their use, are indicated in the site plan and projects prepared in accordance with the provisions of the zoning plan approved by the relevant authorities as a whole, covering all parcels or parcels within the scope of the collective building.” In line with these reasons, all details in the construction site must be indicated on the layout plan. As briefly mentioned above; entrance road, driveway, open and closed car park entrances, locations of trees, land slope, defined benchmark, total square meter of the land, security booth, pool, playground, sports fields, septic tank pits, cisterns and wells, if any, must be indicated on the layout plan. Landscape areas, retaining walls, green areas, bicycle and walking paths are also elements that must be included in this plan. If the building contains more than one blocks, the names of each block must also be indicated. The Bylaws states that “Outbuildings are shown in the architectural project and the site plan. In cases where it is necessary to do it in the garden; It is done in accordance with the conditions and towing distances specified in this Regulation or plan.”. For this reason, items such as storage, coal storage, warehouse and shelter must also be included in this plan. Plot boundaries must be clearly represented in these maps. The parcel number of the project area must be indicated together with the parcel numbers of the neighboring plots. Borders of the surrounding plots must be clearly represented and structures must be demonstrated together with their plots.

Why is a Layout Plan Important?

Layout plan is an important element to facilitate works at the construction stage of the project. One of the documents which are attached to construction agreements are these planning maps. As missing elements in layout plans can lead to discrepancies, which can in turn cause problems at the permit stage, and consequential shortcomings and problems in the construction site after the approval. In the same way, a layout plan which addresses and represents every element with all of their details, makes it possible to recognize possible big problems before starting the construction works and actually facing these problems. In this way, possible problems can easily be resolved beforehand.

Who Prepares Layout Plans?

A layout plan is among the main elements of a project, and it must be drawn at a highly technical level. If it can be prepared by people with design experience it will make for a more efficient process. It is a drawing technic which required advanced Autocad and Photoshop command. People who can perform this at the highest level are architects, survey or geodesy and photogrammetry engineers.

What is the Use of a Layout Plan?

A layout plan is one of the documents which are submitted to get permission for the building at fundamental level. To be able to get required municipality permits, the layout plan of a project must include all project information in detail, and in line with established rules. One of the first things to prepare in architectural projects is layout plan drawings. Hence a layout plan directly impacts its project’s design. These plans are also important in that they prevent any confusion as to the positioning of elements during construction. These maps are drawings which have the potential to reduce the workload, and the time spent for the work. Moreover, these plans are a form of project which greatly helps quantify beforehand, how much material will be needed for the construction.

Besides, a three-dimensional miniature of the project is generated using its layout plan, which can provide detailed visual information to customers about what to expect at the end of the project. A layout plan is immensely useful as it allows customers to see project attributes and the positioning of project elements. The distance from the construction to roads is among the top concerns of customers as well. In addition, it is quite a useful methods especially for families with children in that they can clearly see the playgrounds and green areas. A well constructed layout plan miniature plays a crucial role in terms of convincing and satisfying a customer. Housing construction is the industry where this technic is used the most.
